Sales Manager

Role Overview

The Sales Manager is responsible for delivering private sales performance across multiple residential developments in the Irish New Homes market. This role focuses on managing day to day sales activities, coordinating with sales agents, monitoring sales and ensuring accurate reporting. Working closely with the Head of Sales, Marketing, and Project teams, the Sales Manager ensures that pricing, campaigns, and site launches are executed effectively to achieve sales targets.

Key Responsibilities

Sales Delivery & Agent Coordination

  • Develop and maintain strong relationships with key agents to maximise sales in a competitive market.
  • Work closely with affiliated agents to review pricing, unit release and margins in line with market conditions. Make recommendations to the Head of Sales.
  • Agree, monitor, and review sales targets with agents and sales teams.
  • Attend and manage all launches across multiple sites.
  • Monitor all offers received and negotiate where required.
  • Act as the direct point of contact for sales approvals or escalate to the Head of Sales when necessary.
  • Attend weekly or bi-weekly sales meetings with agents and address agreed actions.

Pricing & Campaign Support

  • Review pricing schedules and price lists to ensure accuracy.
  • Agree on sales initiatives and events to meet targets within budget, working closely with Sales & Marketing teams.
  • Be sensitive to changes in the local market and respond effectively.
  • Liaise with the Sales team and Head of Sales on mix, specification, and pricing to ensure the correct product is delivered and evolves with market needs.

Reporting & Analysis

  • Review daily and weekly reports from agents, CRM (D365), and the wider sales team.
  • Collate weekly/monthly sales figures from agents for reporting purposes.
  • Conduct weekly calls with the transaction team and field enquiries across the business regarding ongoing sales.
  • Monitor income (deposits and contract status) with the transaction team to ensure timely progress.
  • Check and approve all relevant sales invoices.
  • Update monthly internal sales schedules on D365 for the wider team.
  • Shared ownership of OMC establishment, relationship, and continuous management for developments.
  • Identify and escalate common system and process errors/issues to the Reporting Executive.
  • Co-ordinate ongoing market analysis and research.

Cross-Functional Collaboration

  • Work with Marketing to ensure developments are advertised correctly on websites and linked portals.
  • Ensure all marketing collateral (plans, NIA’s, brochures) is accurate and aligned with sales objectives.
  • Provide the residential sales team with wider site updates (retail, commercial, etc.).
  • Attend team meetings to provide residential updates.
  • Work with wider Business Development team to ensure figures and allowances are included in appraisals, cost plans, and financial models.
  • Work with design and construction teams to ensure continued delivery of appropriate product.

Essential Experience & Skills

  • 7+ years’ experience in UK/Ireland residential property sales, managing multiple agents across various developments.
  • Excellent networking, interpersonal, and influencing skills; builds strong relationships internally and externally.
  • Proven ability to drive the sales process.
  • Strong verbal and written communication and presentation skills.
  • Financial analysis skills with the ability to use data to guide pricing and decisions.
  • Experience with sales reporting and CRM software essential (Microsoft D365).
  • Demonstrable track record of managing high-volume sales and achieving targets.

Qualifications

  • Bachelor’s degree in Real Estate, or a related field (preferred).
  • Deep knowledge of the residential Irish real estate market and current trends.

The Candidate

  • Minimum 3 years’ experience working in real estate with a Property Economics, Property Development, Commercial Agency, or Estate Management background
  • Commercial valuation and / or agency experience is a distinct advantage
  • Strong communication and collaboration skills required
  • Strong commercial acumen and negotiation skills
  • Strong problem solving and attention to detail
  • Excellent working knowledge of latest market norms, end user and Investor requirements
  • An ability to achieve demanding time and quality targets
  • The ability to work independently using their own initiative
