Role Overview 

The Preconstruction Director acts as the strategic custodian of major infrastructure projects throughout the CRM lifecycle — from tender engagement to MCA signing and operational handover. This role ensures that client needs are met, early-stage agreements (LOI, PCSA, LNTP) are properly managed, and internal teams are aligned for seamless project mobilisation. The Director leads cross-functional coordination, resource planning, and client engagement during preconstruction, acting as a senior interface between Estimating and Operations. 

Key Responsibilities 

  • Oversee project progression through CRM Stages 2–6, ensuring all client requirements are captured and addressed. 

  • Lead project familiarisation at Stage 2, aligning bid strategy with client expectations and delivery feasibility. 

  • Act as Project Director during Stages 3–5, managing post-tender clarifications, feedback, and early-stage agreements (LOI, PCSA, LNTP). 

  • Ensure adequate resources are allocated to meet client needs during preconstruction and early design mobilisation. 

  • Coordinate internal updates and communications across Bid, Design, Commercial, and Delivery teams. 

  • Work closely with Business Development, Bid Directors, and Estimating teams to ensure strategic alignment and scope clarity. 

  • Review Employers Requirements, contract terms, and technical documentation to identify risks, obligations, and opportunities. 

  • Liaise directly with clients on Commercial, Technical, Programme, and Contractual matters, acting as a senior point of contact. 

  • Ensure all pre-MCA activities are compliant, commercially sound, and technically robust. 

  • Lead the structured handover to Operations post-MCA signing, typically over a 3–4 month transition window. 

  • Maintain supervisory oversight during handover, supporting Operations and elevating client concerns where required. 

  • Contribute to continuous improvement of the CRM process, handover protocols, and Development team workflows. 

 

Qualifications & Experience 

  • Degree in Engineering, Construction Management, or related discipline (Chartered status preferred). 

  • 10+ years’ experience in project development, bid leadership, or strategic delivery roles within infrastructure or energy sectors. 

  • Proven track record managing complex preconstruction phases, client negotiations, and early-stage agreements. 

  • Strong understanding of LOI, PCSA, LNTP, and MCA frameworks. 

  • Experience leading cross-functional teams across commercial, technical, and operational domains. 

  • Excellent stakeholder management and communication skills. 

  • Familiarity with CRM systems (e.g., Zoho), project lifecycle tools, and handover methodologies. 

  • Solid understanding of contract structures, ER reviews, and technical scope integration. 

  • An experienced Project Director with strong client-facing capabilities would be ideally suited to this role.

  • Project Management - Expertise Skilled in PMI, PRINCE2, Agile methodologies. Proficient in scheduling, budgeting, and resource allocation across multi-phase projects. 

  • Technical Knowledge - Deep understanding of construction standards, renewable technologies, and IT systems across jurisdictions. Familiar with design, engineering, and procurement workflows. 

  • Leadership & People - Management Leads cross-functional teams with clarity and purpose. Strong stakeholder engagement, negotiation, and mentoring capabilities. 

  • Risk & Quality - Management Proactively identifies and mitigates risks. Ensures compliance with safety protocols and quality standards throughout preconstruction and handover. 

  • Communication & Influence - Presents confidently to senior leadership and clients. Influences decisions and manages complex stakeholder relationships with diplomacy. 

  • Innovation & Problem-Solving Champions innovation in project delivery and sustainability. Develops creative solutions to technical and logistical challenges. 

  • Digital & Analytical Skills - Proficient in project management tools (e.g., MS Project, Primavera). Uses data and analytics to drive performance and decision-making.
