Contracts Manager

JJ Rhatigan & Company is one of Ireland’s leading Building Contractors, with operations throughout Ireland and the UK. This is a fantastic opportunity to join a prestigious main contractor and work with like-minded people on award winning multi-million euro projects.

We’re looking for an experienced Contracts Manager to join our growing team in the Dublin region. You’ll take the lead across multiple construction projects, ensuring they’re delivered safely, on time, within budget and to a high standard.

This is a hands-on role where you’ll work closely with Project Managers, Quantity Surveyors,and site teams, while also maintaining strong relationships with clients and stakeholders.

Key Responsibilities

Project & Operations

• Oversee multiple projects from pre-construction through to completion

• Chair pre-contract and close-out meetings, including lessons learned reviews

• Support early design coordination and subcontractor engagement

• Monitor site operations, logistics and overall performance

• Ensure strong coordination across all trades and disciplines

Programme Management

• Identify risks to programme early and put mitigation plans in place

• Monitor progress on site and ensure programmes are regularly updated

• Ensure subcontractors are aligned with programme requirements

• Manage delays in line with contract obligations, including notices

Commercial Oversight

• Work with the QS and PM to manage budgets and procurement

• Ensure all work packages are clearly defined and scoped

• Monitor costs and identify risks early

• Support the management and resolution of claims and disputes

Health & Safety

• Promote a strong safety culture across all sites

• Ensure compliance with company and statutory H&S requirements

• Review incidents and ensure proper close-out

Quality

• Drive high quality delivery across all projects

• Ensure QA systems, inspections and documentation are in place

• Support teams in achieving strong handover standards

Leadership & Communication

• Lead and support project teams, including performance management

• Build strong relationships with clients, subcontractors, and consultants

• Ensure clear, professional communication across all levels

Requirements

• Proven experience as a Contracts Manager or Senior Project Manager in construction

• Strong knowledge of Irish construction contracts and BCAR requirements

• Excellent leadership and communication skills

• Ability to manage multiple projects and teams

• Commercial awareness and problem solving mindset

• A proactive, hands-on approach
