We are seeking an experienced and highly motivated Commercial Manager to support the delivery of medium scale capital projects, primarily within the Life Sciences sector (Pharmaceutical and Biopharmaceutical). The role may also extend across additional sectors including semiconductor and data centre developments. This position encompasses full lifecycle commercial management, from pre-contract strategy through to post-contract delivery and close-out. The successful candidate will demonstrate strong leadership capability, commercial acumen, and the ability to operate both independently and as part of a high-performing team. The role reports directly to the Director of Project Supply Management.
Key Responsibilities – Pre-Contract
- Support the preparation and validation of capital cost estimates and project budgets.
- Contribute to the development of procurement strategies, tendering procedures, and contract frameworks.
- Advise project stakeholders on optimal commercial approaches and risk mitigation strategies.
Key Responsibilities – Tendering Phase
- Provide expert guidance on tendering procedures and best practices.
- Prepare and issue instructions to tenderers.
- Develop robust tender evaluation criteria aligned with project requirements.
- Draft and manage Pre-Qualification Questionnaires (PQQs).
- Respond to and manage clarifications and queries during the tender period.
- Lead the commercial evaluation of tender submissions.
- Conduct negotiations with tenderers to achieve best value outcomes.
Key Responsibilities – Post-Contract
- Lead and manage the commercial function across assigned projects.
- Prepare and/or review interim valuations and payment applications.
- Produce accurate and timely monthly cost reports and forecasts.
- Chair and participate in client and contractor commercial meetings.
- Negotiate and agree variations and change orders.
- Review, assess, and manage contractual claims.
- Lead the agreement of final accounts and project close-out activities.
- Minimum of 8 years’ experience within the construction or engineering industry.
- Proven experience delivering projects within the Life Sciences sector is highly desirable.
- Strong knowledge of trade packages and contract management.
- Degree-qualified in Quantity Surveying or a related discipline.
- Demonstrated ability to manage and develop commercial teams.
- Strong commercial awareness with the ability to manage budgets and drive project performance.
- Excellent organisational and time management skills, with the ability to meet demanding deadlines.
- Highly motivated, flexible, and committed to continuous professional development.
- Willingness to be site and office-based in Dublin or Cork a minimum of three days per week.
