The Facilities Manager (Multi-Site) will run maintenance, compliance and contractor management for six Care Homes in the South and South East. You will report to the Operations Manager & Estate Manager and work day-to-day with Directors of Nursing and the facilities teams in each building. You will have real autonomy, a clear policy to work from and a maintenance system (MaintainX) already in place.

The opportunity:


You will be responsible for:

  • Six care home sites across Wexford, Waterford and South Carlow.
  • Facilities compliance and audit readiness
  • Contractor management
  • Maintenance operations, including reactive and planned work
  • Planned preventative maintenance and asset management
  • Facilities budgets
  • Facilities teams: supervisors, technicians, maintenance assistants and facilities assistants

The role matters because a building fault in a care home is not an inconvenience. A failed lift, a broken bed motor or a missed fire door check affects a person's safety, comfort and dignity. Residents notice it first, then their families, then inspectors. Staff also need buildings that work. When facilities are managed well, clinical teams spend their time on care and not on chasing repairs.


Key responsibilities:


Facilities operations

  • Lead maintenance operations across all sites
  • Make sure repairs are completed within the response times in our Repairs and Maintenance Policy
  • Monitor maintenance performance and improve service delivery standards

Compliance

  • Make sure statutory compliance requirements are met, and manage the compliance programmes
  • Keep inspection schedules on time and building compliance files ready for HIQA, HSA, fire authority and insurer inspection

MaintainX management

  • Manage our maintenance software and monitor KPI performance
  • Make sure work orders are high quality and completed, and records are accurate

Leadership

  • Manage facilities staff, coach and mentor team members, and complete performance reviews
  • Support training and development

Contractor management

  • Oversee contractor performance and review risk assessments and method statements
  • Manage permits and verify insurance and compliance documents

Risk management

  • Promote safe systems of work that protect residents, visitors and staff

Budget management

  • Manage facilities budgets and monitor spend
  • Support cost efficiency and lifecycle planning


What you'll need:


Essential

  • A facilities management, building services, engineering or construction-related qualification.
  • At least 2 years' facilities management experience, ideally with multi-site management
  • Contractor management experience, including permits and risk assessments
  • Compliance management experience, and health and safety knowledge
  • Budget management experience
  • Strong leadership skills, with experience managing a facilities or maintenance team
  • Full driving licence
  • Ideally live within reasonable commuting distance to Wexford, Waterford and South Carlow.

Desirable

  • IWFM qualification
  • Trade qualification
  • Healthcare, disability or care home experience
  • Project management experience
  • Experience using CMMS system


Success in this role

After 12 months, we expect that:

  • The compliance programme is operating effectively, with no statutory items overdue
  • All sites continuing to use MaintainX correctly.
  • Work order completion is above target in every building, moving towards 95%
  • Contractor management is strong, with checks made before work begins
  • Home Managers give positive feedback on responsiveness
  • The maintenance backlog has fallen
  • Resident environments have visibly improved
